Uncle Lau looking into keppel Club membership

A good friend of mine offer me Keppel Club for under $25000, her reasoning for me to buy Keppel Club is because of.....

NSRCC

Uncle Lau played NSRCC 8 times a month with my Mrs, so that calculate to

* NSRCC green fees & buggy S$40 x 2 =S$80 x 8 times a month=S$320, S$320 x 12months= S$3840 x 10years=S$38400

* 10 years NSRCC around S$6000 + S$38400 total = S$44400.


Keppel Golf Club

Uncle Lau play keppel 8times x S$20 (buggy only) = S$160 x 1 year = S$1920 x 10 years = S$19200

Keppel memebership S$25000 + S$19200 = S$44200.

Let exclude mantenance costs of both clubs. NSRCC you cannot get anything back, NSRCC is a term membership club but if i sell keppel i can still get back S$20000 !!!

Can someone have a better calculation than this !

I am not sure how long is the lease in Keppel Club?
Heard that plot of land is plan for other development?

If the lease expire in less than 10 year, will it affect your investment in this membership?

Maybe 5 years down the line, you need to top up another $10k-$20K for the new location......(just assumption, better find out more)

Don't think 10 year ahead lah..it's just to
long a time UL... Besides, the upfront cost for
Keppel Club is $25k and the monthly substription
fee is definitely higher than NSRCC.. only one
18 holes as compared to 45 holes ( Changi n
Kranji)... and you told me you hated the course
b'cos you played one of the worst games at
keppel...haha ..also when you sell I am sure one
have to pay a certain transfer fee which can be
quite substantial.

There are so much talk on relocation. Where is the Master plan ?
How much$$$ to top up is still every body's guess.

Bottom line is the golfing membership population.
Why should one pay $$$ and still have problem getting a flight over the weekend.

I prefer invest in OCC.
I currently love NSRCC so not even consider anything.

I thought transfer fee is to be borned by the seller. Hope you are not paying for it. If not when you sell, you will pay for it again.

Yes the transfer fees is borned by the seller, the point is that if i buy at S$25000 and sell aways years later, i still get back a sum of S$17000. If NSRCC after 10 years its NOTHING lor..... 8)

If in NSRCC, you play with your wife.
In Keppel, you play alone. Why ah?

I thought Keppel membership can include couple if you pay more monthly....

Usually membership will include family, child up to 21 years. Child above 21 must buy his own membership.

Check the term and condition before signing on the dotted line.
Enjoy Keppel narrow fairway as of now before they shift to the much 'speculating' course somewhere in Singapore. Till now no one know where is the new place and how many years they will take to build.

Your NSRCC membership is 5 years term, which you joined for less than than 1 year. You still need to ride out this four years to finished this term membership as you can't sell NSRCC membership.
And it actually 54 holes versus 18 holes.... the odd are in NSRCC favors....

its not how good the food is, but who sits with u during dinner....

as in golf, its not where u play but who u wanna play with....

i was doing the same calculation years ago, but finding good kakis is priceless......
